Dutchess County Mixed-Use Development Reshaping Local Sense of Community

POUGHKEEPSIE, N.Y. (October 1, 2020) – Eastdale Village, Dutchess County’s first “Live, Work, Shop, Play” development, took another major step forward today with a ceremonial groundbreaking for the future home of four tenants: The Crafted Kup, Pizzeria Posto, Bertolozzi Physical Therapy and Freddy B boutique.

This next phase of construction will take place in an already thriving community that hundreds of residents and several businesses call home. Eastdale Village is a unique, smart-growth-designed, walkable commercial and residential town center in the Town of Poughkeepsie, spanning Route 44 between Arlington and Pleasant Valley.

The “Live, Work, Shop, Play” development approach that Kirchhoff brought to Dutchess County is gaining national momentum because its Main Street concept offers convenience, community, efficiency, amenities and local charm, all within a short walk. Eastdale Village also will feature a community center and village green that will host events that will attract visitors from the region at large.

The construction will take place on the 60-acre property’s west side, adjacent to the home of Eastdale Village’s first commercial anchor, Premier Medical Group. Its state-of-the-art urology center opened in January 2020. The new building, scheduled to open next fall, also will be the headquarters for Kirchhoff Companies.


The Crafted Kup was one of the founding businesses at Eastdale Village. It will move from its interim location in a retail cottage at the heart of Eastdale Village to its permanent home, owner Tanner Townsend said. This will provide space for a from-scratch bakery operation to complement its popular café and signature coffee choices, and add to its locations in the Arlington shopping district and the Poughkeepsie Galleria. “I’m always looking for opportunities to grow my business and brand,” Townsend said. “Eastdale is creating something truly unique in the Hudson Valley, a town center, and no town is complete without coffee! Joe Kirchhoff’s passion for this project and dedication were clear from the beginning. As Eastdale grows and develops, we’ll grow and develop with it.”

For Pizzeria Posto, Eastdale Village’s approach is cutting-edge. “Kirchhoff properties are premier in the Hudson Valley,” said owner Patrick Amedeo, whose popular flagship location is in Rhinebeck. “This is going to be a village in and of itself, and that’s the trend in America. Add in 400 luxury residences, and the visitors who come in, and Eastdale Village will be a home run.”

When Bertolozzi Physical Therapy founder Melissa Bertolozzi heard about Eastdale Village, “I said, ‘I’m calling today.’ We’re now located in Pleasant Valley, but wanted to be more in a town center. At Eastdale Village, people can stop in, a great mix of businesses will feed off each other, residents will be there and there will be things to do while awaiting therapy. There are so many benefits to look forward to.”

Eastdale Village represents a growth opportunity for Beth Madsen. Her Freddy B boutique will be a spinoff of her Elizabeth Boutique, a 12-year Poughkeepsie staple featuring women’s clothing and accessories across from Vassar College. Freddy B, which she calls a “little sister shop,” will provide a quality experience featuring trendy, ‘fast-fashion’ and wallet-friendly young-women’s apparel such as dresses for bridal and baby showers, sweaters and jeans. “Eastdale Village will bring a lot of natural opportunity,” she said. “There will be a natural flow of customers looking to shop, dine and enjoy the village green. Plus, the new store will enable us to provide a bigger selection at our Collegeview Avenue location,” she said.

The businesses will join Ye Olde Gift Shoppe, Spoons Ice Cream & More and Amanda’s Macaron Shoppe. Future businesses will include a third location for Poughkeepsie’s iconic Rosticceria Rossi & Sons, Sweetbakes Café, the Great Studio hair salon, as well as others as the project advances. Meanwhile, construction continues on studio, one-, two- and three-bedroom apartments, a community center and the village green.
