Mixed-use property to have 3 commercial spaces, 7 affordable apartments
GOSHEN, N.Y. (Feb. 16, 2012) – The Ruby Group, a Goshen-based project management, general contracting and consulting firm, is in the middle of a complete renovation of a prime location, historic building in the heart of Port Jervis.
The three-floor, 14,000-square foot mixed-used building was purchased by The Ruby Group last year from a bank’s distressed-property portfolio.
The Ruby Group is the owner and developer as well as the construction firm leading the conversion of 19-23 Front St., Port Jervis, into a mix of affordable housing on the top two floors and modern commercial space. When finished, the building will have seven two-bedroom apartments and three commercial spaces. The commercial spaces are ideally suited for many uses, such as a medical office, small business office and retail site. The Port Java coffeehouse, one of Port Jervis’s top eateries, currently occupies a commercial space on the first floor.

Municipal approval was obtained for a change of use and the property’s overhaul into affordable housing and modern commercial space. A series of grants from government entities facilitated the successful venture. Completion of the project is expected to be in the summer of 2012.
The Ruby Group maintained the exterior structure of the building, originally built in 1850. The roof as well as all the walls and structures inside, however, were removed for this complete renovation and redesign. The building will have all new interior walls; heating, ventilation and air conditioning; electrical; plumbing; windows; and doors.
The building is on track to be Leadership in Energy and Environmental Design (LEED) Gold Certified and Energy Star. The LEED certification is internationally recognized for green building and design technology. The Gold level is the second highest tier. Platinum is the highest achievement.
The building on Front Street is 1,000 feet from City Hall and immediately adjacent to the busy commercial area surrounding City Hall. And, it is just over a mile away from Bon Secours Community Hospital.
