NEW WINDSOR, N.Y. (February 19, 2019) – The Orange County Industrial Development Agency met for its regularly scheduled meeting on Thursday, February 14, 2019. The board voted on seven applications before the IDA, including a 128-room hotel in New Windsor, N.Y., and the construction of office space and a garage for heavy construction equipment in Campbell Hall, N.Y.
A final resolution was adopted for a project submitted by Hampton Park, LLC, which includes the site clearance and construction of two buildings at 229 Neely Town Road in Campbell Hall. A one-story, 1,750-square-foot building will house office space for management, engineers and administrative personnel. A two-story, 5,000-6,000-square-foot garage will be used for repairing dump trucks and other heavy construction equipment.
Hampton Park will receive a 10-year PILOT, $90,600 in sales tax exemptions and $6,000 in mortgage recording tax exemptions. Through this project, the company will retain and expand 34 jobs in Orange County.
Initial resolutions were adopted for two applications. SDC Hudson Valley Realty LLC recently submitted an application for land acquisition and the subsequent construction and operation of a four-story, 128-room hotel in the Town of New Windsor near New York Stewart International Airport. The property, which spans approximately 5.8 acres, would include a 75,000-square-foot building to be constructed by late spring 2021. SDC Hudson Valley Realty LLC is seeking a 10-year PILOT, $690,625 in sales tax exemption and $136,462.73 in mortgage recording tax exemption. The IDA board voted to adopt an initial resolution on the project and a public hearing will be scheduled.
If granted, the financial assistance from the IDA would lead to the creation of 40 permanent full-time jobs, 38 of which would be filled by residents of the Labor Market Area. The jobs created would include management and professional positions as well as housekeeping, maintenance and food and beverage staff, among others. Additionally, approximately 100 skilled construction jobs would be created during the planned 14-month construction period.
An initial application was also adopted to schedule a public hearing for a project brought before the IDA by 134 Jessup Switch Road for the construction of a 60,000-square-foot flex building in Florida, N.Y., with office space and warehousing for four companies already secured by the applicant. The company seeks a 10-year PILOT, sales tax exemptions of $570,000, a mortgage recording tax exemption of $26,500 and Real Property Tax Agreement.
Also, at its Feb 14. meeting, the IDA board members rescinded four resolutions previously adopted for applications submitted by Pharmline, Inc. dba Stauber New York Project, Medline Industries, Inc., President Container Holdings II, LLC and 18 Route 17K, LLC. As pursuant to the policies outlined in the IDA agreement, 18 Route 17K, LLC will repay approximately $350,000 in sales tax exemptions used for the purchase of equipment following the termination of its resolution.
